Welcome Letter and Information on the House

Hello and thank you for choosing our home. I know you will have a great time in our beautiful state, and we would like to welcome you.

Contact Information: Should you need anything during your stay, please do not hesitate to reach out to us. You can always communicate through the Airbnb or VRBO websites.
- Christie's Cell Phone: (505) 414-0146.
- Ron's Cell Number: (505) 239-5741.
- Website:
www.abqnortheastvilla.com
- The door by the stairs leads to our living space and it remains locked during your entire stay, and we will not enter your private space during your stay. Should you need anything, just message us through the Airbnb or VRBO site, or you can text or call us.

Entry into the House, Door Locks & Windows:
- We have self-entry into the house. There is a keypad on the front door. Once the welcome and information on the house, the house rules & pool/spa waiver have been read, agreed to & validated through the website, we will send out the address and code to get into the house.
- The front door is a larger heavy door. You will need to pull towards you as you turn the deadbolt to open the door.
- You will need to re-enter the code to lock the deadbolt upon leaving.
- The back door and deck doors are 5-point locking systems. To lock them, you need to pull up on the handle before locking. Please do not slam the doors.
- The windows have built-in shades that you open and close with the small knob on the side of the window.
- New Mexico has strong winds sometimes, so please close any open windows if a storm comes up or when leaving the house.

Wi-Fi, Internet & Cell Service:
-Wi-Fi login information can be found on the kitchen refrigerator.
- For better cell reception, it is recommended that you use Wi-Fi calling.

Parking:
- You can park anywhere on the property except in front of the garage doors. This is the way we access our living space, and that way we will not disturb you.
- For loading and unloading, you can pull up in the driveway closer to the front door. Please be careful not to hit the small wall separating the driveway and front area.
- Please, no more than five cars at the house.

Heating & Cooling:
- Please use the two large thermostats (one located at the front entry by the welcome table and one just inside the master bedroom) to control the temperature. They are energy-efficient controls and need to sense your presence, so make sure to close the master bedroom door so it can sense you are there.
- It is suggested that you set the thermostat to the temperature you prefer when you arrive because it takes a little bit of time to get to the preferred temperature.
- Please do not touch the smaller thermostats in the individual rooms. They are for the radiant heat system, and we have already set them or have them in the off position in the spring and summer.
- Please turn off the heat or air conditioning before leaving the house.

Fireplace & Outside Fire Pit:
- To turn on the indoor fireplaces, simply press the switch with the red and white sticker above.
- Please turn off all fireplaces before leaving the house.
- To use the outdoor fire pit, first remove the cover within the glass-push in the button and turn the knob until it lights.
- Please do not sit on the fire pit.
- Please, no s'mores or melting marshmallows over the fire pit.

Kitchen:
- The coffee pods are in the middle drawer where the Keurig is located. There is also a regular coffee pot in the lower cabinet below the Keurig.
- The trash cans are pull-outs, and one is next to the main sink, and the other is next to the small sink on the island. Additional trash bags are in the small pantry next to the dining room.
- Please take all full trash bags out to the large trash bins located on the basketball court. The two with the gray lids are for trash, and the one with the green lid is for recycling. Please do not put glass in the recycling.
- The large pantry is locked and has cleaning supplies for the business, and guests do not have access.
- Fire extinguishers and a first aid kit are in the tall pantry by the dining room in the upper cabinets.
- There are extra paper towels and plastic solo cups above the refrigerator.

Pool/Spa:
- You will need to read, agree, and validate the pool/spa waiver on the website before using the pool or spa.
- The pool is closed from mid-October to the first of March.

TV Services:
- There are several free channels available for guests (Netflix, Hulu, Movies Anywhere, YouTube & YouTube TV for local TV and sports channels).
- Please do not order any movies. If any movies are charged on any of the TV sites, the guest will be responsible for paying for them.

Laundry:
- There is not a washer and dryer on the guest side of the house. We do offer laundry service if you need it.
- If you need fresh towels, just let us know, and we will meet you to give them to you.
- There is a hamper next to the back door that has swimming pool/hot tub towels for your use.
- Please do not use the bathroom towels outside due to chlorine damage.
*Misc:
- There is extra bedding in the closet next to the two front bedrooms.
- There are blow-up mattresses in the master closet if needed.
- There are toys and games in the closet next to the two front bedrooms.
- The large door by the base of the stairs leads to our living area and will remain locked during your stay. We will not enter your living space during your stay unless you need something or there is an emergency.
